Why the chimney fails first

A facade has a roof overhang, a chimney has nothing. Rain drives in from every side and barely evaporates. That is why the first damage on almost every house is there.

Frost does the rest

Moisture that has soaked into the joint expands when it freezes and pushes the mortar outwards. A little more each winter, until the joint falls out and the brick works loose.

What we do about it

  • Cleaning and assessing the cap, the pointing and the lead
  • Repairing cracks with two-component adhesive and wall ties where needed
  • Replacing lead with 18-pound lead and stainless steel clips
  • A made-to-measure cap, so rain no longer runs into the flue
  • Impregnating so the brickwork stays dry

Combine it with the facade

We are at height anyway when we do the facade. Taking the chimney along then costs considerably less than a separate job later.
